Premium Garage Floor Coatings: A Smart Choice for Homeowners in the Detroit Metro
Hybrid Coating Systems: A Great Solution for Your Garage Floor
When you choose MotorCity Floors and Coatings, you immediately get the benefit of the years of experience installing various types of coatings on garage floors in our Detroit area. With technical progress in material science and chemicals, it has become clear to us that residential garage floor coatings would be best installed with a hybrid solution: a polyurea base layer to create a strong foundation, topped with a polyaspartic finish that looks amazing and stays that way for years.
Our two-layer system is specifically designed to handle everything Michigan weather and daily garage use will throw at it.
Take the example of this family in Novi, in September of last year. They have a 3-car garage in which they park a Ford F-150, a Tesla Model Y, and a vintage Mustang. They needed a garage floor coating system that could handle the 6,000-pound truck, and be resistant to salt and oil drips.
In our two-layer system, the polyurea base soaks deep into the concrete, creating a permanent chemical bond that won’t peel or bubble. We then apply a crystal-clear polyaspartic coating that resists yellowing to provide a “showroom shine”. This coat also makes cleaning much easier.
Performance That Handles Real Life
Any garage floor is exposed to all kinds of trouble: heavy vehicles, dropped tools, spilled fluids, and our Michiganian winters.
Our hybrid system delivers where it counts:
Daily Challenge | How Our Dual-Layer System Responds |
---|---|
Heavy Vehicle Traffic | Polyurea base absorbs impact, polyaspartic surface stays smooth |
Chemical Spills | Non-porous surface wipes clean easily, no staining |
Winter Salt Damage | Complete resistance to road salt and de-icing chemicals |
Temperature Swings | Flexible base prevents cracking, stable top coat maintains appearance |
UV Exposure | Polyaspartic layer prevents yellowing from garage door openings |
Is the floor slippery?
With our topcoat we offer 3 levels of traction: low, medium or high. Also known by a number system as well: 16, 36, or 24. There is no price difference in the level of traction, just a preference. We recommend the low, or 16 grit option for indoor areas that will see very few chances of puddles forming. For garages we recommend the medium, or 36 grit to help combat any standing water that can happen from snow or rain runoff from tires. And for all outdoor applications we recommend our highest grit option, 24. Our coatings are antislip but not slip proof. Any standing water can still be a potential hazard. We recommend pairing your new floor up with a squeegee to remove the water efficiently. .
A Professional Installation Process
The expert installers of MotorCity Floors and Coatings have the know-how and the experience needed to ensure your garage floor coating system performs flawlessly for decades. We have perfected our process over many years, which explains our outstanding quality Google Rating of 4.9.
Thorough Assessment and Preparation
Our team starts by testing the moisture levels and hardness of your concrete. We then remove any existing coatings completely. We diamond-grind the surface to create the right texture for bonding—just like a paint primer, this grinding process gives your concrete “teeth” that the coating will grip permanently. We then start our repair process, filling any cracks or pitting in the floor. After our repair agent cures, we then grind the floor one more time to ensure uniformity.
We have observed coatings peeling off or bubbling just a couple years after their installation just because the preparation work was done carelessly. Previous coating had not been completely removed, and cracks in the concrete had not been repaired.
Expert Application Technique
We apply the polyurea base coat at the correct thickness to penetrate the concrete while retaining flexibility. Flexibility is key because of the changes in temperatures due to weather conditions, but also because of the pressure applied by the weight of your vehicle at the contact patch of their tires.
We then broadcast decorative flakes by hand for an even coverage, throwing well over double the amount fully needed to achieve the full broadcast.. After this the installers will stop for lunch and allow the base coat to cure. Once they come back, it’s time to scrape the floor, going in multiple directions to ensure that every flake is laying flat. We then vacuum up the excess flake to use again for another install. Then we seal everything with a polyaspartic topcoat. It gives your garage floor coating a crystal-clear, UV-stable finish.
We adapt our process to the season. The steps may remain more or less the same, but the timings will depend on the weather to allow for curing time.
Quality Control Throughout
At every step of our process, we monitor temperature, humidity, and application thickness. It is best practice to avoid rushing—each layer must cure properly before the next application to ensure maximum durability and performance.
Dual Layer vs. Traditional Epoxy
Epoxy was a great technical advancement in garage floor coating systems. It enabled homeowners to enjoy a level of finish that had never been seen before.
But traditional epoxy has its downsides, and it does not do very well over the medium-to-long term in Michigan’s climate.
On the contrary, our hybrid system thrives in several ways in the weather conditions of the Detroit metro area.
Cold Weather Resilience
Epoxy is known to crack during freeze-thaw cycles. Our polyurea base stays flexible down to -40°F, and the polyaspartic topcoat maintains its properties through the wildest local temperature swings.
No More Yellowing
Epoxy is also known to turn yellow under sun exposure, and even “chalky” or “milky” within months of installation. Inversely, our polyaspartic topcoat is rated to stay crystal- clear for decades, even with sunlight exposure when you leave your garage doors open.
Superior Chemical Protection
Road salt, oil, brake fluid, and hydraulic fluid wipe right off of our hybrid garage floor coating system. This is not the case of epoxy because the components used to manufacture epoxy absorb these chemicals. When you see stains, cracks, and peel-off on a garage coating, there is a strong likelihood it was made with epoxy.
Unmatched Durability
Our hybrid garage coating system absorbs impacts that would typically chip epoxy. Drop a wrench on your floor, you’ll see its impact on traditional epoxy. Epoxy will also wear out faster under pressure and traction forces at play when parking your vehicles.
Is Our Hybrid Garage Floor Coating a Good Investment?
A premium garage floor coating isn’t just about looks—it also enhances the value of your home:
Curb Appeal
Over the years, real-estate agents consistently told us that a professional garage coating job increases the curb appeal and the perceived value of a home. Buyers see it as an upgrade that shows the owners take good care of their home.
Long-Term Protection
Your concrete garage floor represents thousands of dollars in construction value. Our hybrid coating system reduces freeze-thaw damage and chemical deterioration. It also slows down the wear-and-tear that would eventually require an expensive concrete replacement.
Maintenance Savings
Sealed garage floors eliminate concrete dusting, reduce cleaning time, and prevent oil stains that impact perceived property values. Your garage stays cleaner with simple mopping instead of having to scrub and pressure-wash it.
Extended System Life
While epoxy typically lasts 2-3 years before showing significant wear, our hybrid system maintains its appearance and performance for as long as you maintain it.The initial investment may be a bit higher, but it pays dividends as it makes life easier and avoids replacement costs.
Transferable Warranty
Our true Lifetime Warranty is also transferable to new owners in the case that you do sell your home. Keep that paperwork handy and have the new homeowners call in to get everything transferred into their names.
Perfect for the Unique Challenges of our Region
Homeowners in the Detroit Metro area face specific challenges that our hybrid garage floor coating system handles well:
- Road Salt Damage: Complete impermeability prevents the pitting and deterioration that destroys concrete and other coatings
- Temperature Extremes: From -30°F winter nights to 105°F summer days, our coating maintains flexibility and adhesion
- Automotive Fluids: Oil changes, hydraulic leaks, and brake fluid spills clean up completely without staining
Your garage is an extension of your home. It should enhance the value of your property and increase your enjoyment of it. The hybrid polyurea-polyaspartic coating system for garage floors proposed by MotorCity Floors and Coatings delivers durability, appearance, and performance.
