How Long Can Your Floor Coating Last?

Jake Lowry of Motorcity Floors and Coatings discusses which floor coating type is faster to install

Putting down an epoxy floor coating in a garage, or a patio, is an investment of a few thousand dollars, depending on the size of coverage. For homeowners, the natural question is to ask how long will their coating last? Are they investing for the next 2 years? 5 years? More?

This is what Jake Lowry, CFO of Motorcity Floors and Coatings has to say about the topic:

“So a concrete coating [job] can last… It all depends on the type of floor coating you get.

If you were to get just a normal sealer, that can last about a year, then you have to redo it. If you’re going to go the typical epoxy route, if you’re doing a DIY kit from Home Depot, you can get anywhere from 1 year to 5 years.

All depends on the preparatory work that you do with it. If you have an experienced epoxy company coming out and doing your floor coating, you can get upwards of five, seven years on it, on average.

And then, with our polyurea and polyspartic floor coating system, you can easily get 15+ years out of it, as long as you do a good-enough job of maintaining it.

The only thing you’re going to have to worry about with that type of floor coating is, if you have any battery acid or if you’re scratching anything metallic on it. But other than that, the floor should last for as long as you can maintain it.

As an example, we just came to look at a patio (that was done by a competitor of ours actually), and because of some failure to prep it the correct way, and because they decided to go the epoxy route instead of going the polyurea-polyaspartic type, that floor actually failed within the first 2 years of being down.

So we came in, removed that old damaged floor that was peeling up in other areas, and then went through and did the preparatory work the right way to make sure that our floor coating is going to last there for a lot longer.”

Key takeaways: How long should a floor coating last?

  • A simple sealer will last about 1 year
  • Epoxy coating, if you do it yourself, will typically last 1-5 years
  • If a flooring contractor installs your epoxy flooring, expect it to last 5-7 years
  • The polyurea + polyaspartic coating combo will last 15+ years with basic maintenance
  • Protect your epoxy or polyurea/polyaspactic coating from battery acid and metallic solids (screws, metal shavings)
  • If your concrete base is not propery prepped up, your flooring won’t last as long as expected.

For your garage or patio flooring, Motorcity Floors and Coatings recommends to install a combination of polyurea and polyaspartic coating because of the chemical properties of the combination: good longevity, easy clean-up, UV stability, salt resistance, beautiful appearance. We offer a large palette of colors, from neutral to dense hues. Your brand-new floor will be easy to look at, easy to work on, and easy to live with.
