How much does a concrete floor coating cost?

What is the cost of doing a concrete floor coating in my garage? Most of our customers start a conversation with this question. Some call us to get a price per square foot. These are all valid questions, but there is no easy answer because the cost depends on many factors.

Our pricing and conditions are based on the transparency requirements of the Better Business Bureau. We send an estimator to your project to analyze the situation of your concrete, make some laser measurements, and go over your options with you.

Size of Space

The size of the space is the foundation of our pricing model. Our estimators typically measure every space by laser to establish an accurate quote. Obviously, the larger the area, the more product, labor, and time on-site. All other cost factors build on top of this base measurement.

Vertical & Steps

Verticals and Steps are priced different because there is no easy way to do this, the flake can't be just applied it has to be repeatedly applied by hand to get full coverage.

Concrete Moisture

Moisture does not show on the surface of the concrete. Our crew tests every slab before any product goes down. High moisture readings require a vapor barrier before coating begins. Products like MR50 or H2Out address this condition. These additional materials add to the overall project cost.

Removal of Old Coatings

Coatings bond to bare concrete. Tile, carpet, old paint, and existing coatings all have to go first. Each material requires different removal tools and adds labor time to the project. Oil contamination requires an additional step — our crew applies a petroleum drawing compound to pull embedded oil out of the concrete before grinding begins.

Cracks and Pitting

Depth, width, and edge condition of cracks and pitting determine the repair method. Hairline cracks take Mender epoxy and a tight fill pass. Wider cracks require routing before product goes in. The flexibility of the materials we use slows crack reappearance at repaired areas. Rigid coatings like epoxy crack when the slab moves — ours do not.

Hardness of Concrete

Our crew selects grinding tools based on the hardness of each slab. Harder concrete wears tooling faster and takes longer to profile. Reaching the correct CSP for product adhesion adds machine time and tooling cost to harder slabs.
