Basement Floor Coating Projects in Ann Arbor, MI

Last updated: October 12, 2026

On this page, we document basement floor coating projects in Ann Arbor, MI. Our polyurea-polyaspartic coating systems convert bare or stained basement concrete into a durable, finished floor. Ann Arbor basements range from unfinished storage space to rooms used for everyday living.

Each basement we coat starts in its own condition. Some need only standard surface preparation. Others need grinding, stain treatment with mender compound, or crack repair before the coating goes down. We describe the process and the result, with before-and-after photos for each job.

Ann Arbor Basement Floor Coating Case Studies

These case studies document the starting condition of each basement floor, the steps our crew took to prepare it, and the finished result. Each project reflects its own starting point and the same coating system applied with consistent quality.
These four basements needed different starting work. Railroad Street needed mender compound to treat a stubborn stain before coating. Mason Avenue’s floor sat under old ceramic tile, with a support post and one wall needing a patch repair once the tile came up. Cambridge Road’s 505-square-foot basement had carpet glue across the whole slab, light cracking, and a narrow stairway that limited how our crew could move equipment in. Edgewood Dr’s 208-square-foot floor tested at 4.5% moisture and needed a moisture-mitigation treatment before any coating could go down. Every one of these basements ended up with the same polyurea-polyaspartic system, finished to the same standard.

Why Basement Floors Need a Dedicated Coating

Basement concrete deals with different stress than a garage floor. Moisture vapor rising through the slab, musty odors, and failed DIY paint jobs are common problems in older basements. Bare concrete also produces dust and stains easily under regular foot traffic.

Polyurea-polyaspartic systems seal the slab against moisture and provide a durable, easy-to-clean surface. The flake broadcast hides minor surface imperfections and gives the room a finished look, whether it becomes a gym, a workshop, or a storage space.

Our Basement Floor Coating Process

Our crew starts with an inspection of the slab and a moisture test. Cracks, old adhesive, and failed coatings get ground down or patched before anything new goes on.

A moisture barrier goes down first on slabs that need one. Our crew then rolls the polyurea base coat and broadcasts color flakes by hand, finishing with a polyaspartic topcoat for traction and durability.

What Comes With Every MotorCity Basement Floor

Most basement floors finish in a single day, compared to the multi-day cure time of standard epoxy. Every installation carries a lifetime residential warranty.

Our coatings resist moisture, stains, and daily wear, so the floor holds up whether the room becomes a playroom, a home gym, or extra storage.

Railroad Street: From Stained Concrete
to a Sealed Basement Floor

Railroad Street, Ann Arbor, MI

This basement project in Ann Arbor, MI began with a rough concrete slab. Years of heavy use had left staining across wide sections of the floor.

Rust around the floor drain, eaten into bare concrete. Furniture and exercise equipment across much of the room, before our crew began work.

Opening the Concrete

Our crew ground the entire basement slab with diamond tooling. We opened the surface profile across every section of the room. We also pulled up years of old staining along with the top layer of concrete. Light and dark patches of raw concrete showed underneath.

Mender at the Stain

A few stubborn stains remained after grinding, including the spot around the floor drain. Our crew mixed 6 liters of Part A mender with 6 liters of Part B. We applied the compound directly to these stains before coating.

Grey Base Coat and Ash Flake

Our crew mixed 4 liters of Part A base coat. We added 2 liters of Part B. We rolled the grey base across the entire floor.

Once the base coat cured, our crew broadcast 4 boxes of Ash flake by hand. We reclaimed 2 boxes of extra flake that did not bond to the floor.

Up close, the Ash blend shows a dense mix of grey and white flakes.

The Stain Is Gone, and So Is the Bare Concrete

Our crew applied 9 liters of clear base mixed with 4.5 liters of activator. This polyaspartic topcoat seals the flake and protects the surface below. The finished floor now shows the full Ash blend from wall to wall.

Our clients chose the Ash blend for the whole basement. This room once held loose tile samples and gym equipment. Now it’s an open floor, ready for everyday use.

Technical Specifications

  • Mender compound: 6 liters Part A, 6 liters Part B
  • Base coat: Grey, 4 liters Part A, 2 liters Part B
  • Flake: Ash blend, 4 boxes broadcast, 2 boxes reclaimed
  • Topcoat: 9 liters clear base, 4.5 liters activator

This is my second job I’ve hired MotorCity Floors for. The first was for my basement, and the second was for my new patio. Both jobs were done flawlessly, and we couldn’t be happier. Highly recommend.

We had our garage, porch, and basement done, and what a difference. They did an excellent job. The crew were fast and friendly. Great experience using this company.

What This Ann Arbor Basement Slab Actually Needed

Rust staining, old concrete staining, and years of heavy use are common in Michigan basements that have never been coated. The Railroad Street project traced back to a slab that needed real preparation before any coating could go down.

Our crew ground the full slab with diamond tooling to open the surface, then mixed mender compound and applied it directly to the rust stain around the floor drain that grinding alone could not lift. Every basement we coat gets the same standard: the slab is fully assessed and prepared before the coating system goes down.

Old Tile, New Floor — Mason Avenue's Basement Gets Recoated

Mason Avenue, Ann Arbor, MI

Old ceramic tile covered the entire basement floor. Efflorescence had crept up the block walls near the water heater. Two floor drains and two support posts broke up the open slab beneath the tile.

Tile and Adhesive Removal

Our crew ground the floor to strip the tile and adhesive to bare concrete. Wet grinding kept the dust down in the enclosed space. The water heater and support posts stayed in place throughout.

Patch Repairs at the Posts and Walls

The grind exposed a damaged chunk of concrete near one wall. A second divot showed at the base of a support post. Our crew filled both spots with a cementitious patching compound. A second grind pass brought the patch flush with the slab.

Base Coat and Tidal Wave Flake

Our crew applied the base coat across the full basement floor. We broadcast Tidal Wave flake by hand while the base coat stayed wet. Our client chose a single broadcast pass over a second coating trip.

Technical Specifications

  • Surface prep: Full-slab diamond grind to remove ceramic tile and adhesive
  • Patch repair: Cementitious patching compound at one wall and one support-post base
  • Flake: Tidal Wave blend, single broadcast pass
  • Topcoat: 13 liters clear base, 6.5 liters activator

No More Tile, Just a Sealed Floor

MotorCity Clear topcoat sealed the Tidal Wave flake across the slab. Our crew mixed 13 liters of base with 6.5 liters of activator for the full basement. The sealed floor now handles daily basement use. The water heater, drains, and support posts sit undisturbed on the finished surface.

We had a wonderful experience with MotorCity Flooring. We had recently experienced flooding in our basement and wanted something waterproof for our new flooring. I really love how the floor turned out, the team was very thorough, even in hard-to-reach areas like near the furnace and utility sink. The team that came to do the job was very friendly, knowledgeable, and efficient. If I ever need basement or garage flooring again, I’ll definitely be a repeat customer.

After a devastating sewer back-up, MotorCity Flooring came to our rescue. This new basement floor replaced the vinyl plank floors we had to trash. We’re regretting not doing this floor from the start, it’s foolproof, easy to clean, and durable. We used the color Siberian, the lightest, brightest choice. Nice team of guys doing the job, and a great salesperson who stopped over soon after our request. Thank you, MCF!

What It Took to Coat a Narrow Basement on Cambridge Road

Our crew ground the rough concrete to strip the carpet glue to bare slab. The grind also opened the light cracks and pitting across the floor. Our crew filled every crack and pit with a patching compound before coating.

The team of installers were polite and professional. They did a great job prepping the basement floor, using handheld grinders hooked to a large vacuum to keep the dust to a minimum. They patched slight cracks in the floor, then painted it. They returned within 1-2 hours to install the epoxy coating. They were finished in one day, and it continues to look great after more than 2.5 years!

Andy Bishop

I made the switch from carpet to MotorCity’s concrete coating in my basement, and I am very impressed with the results. It has brightened the room, cut down on dust, and it’s easy to clean and overall looks great! The installation team showed up on time, were knowledgeable, courteous, and graciously allowed me to inspect every stage of the process. The end result is exactly what I was looking for, I highly recommend MotorCity for anyone looking to give their basement or garage a nice upgrade.

Testimonials

Mike Snider

We had a great experience with MotorCity Floors! They applied a moisture barrier and polyurea coating to our basement floor, and the results are fantastic. From the start, they were honest and transparent about the black mastic on our floor, explaining that an abatement company should handle the asbestos before they proceeded. Their professionalism and expertise gave us confidence in the process. We priced out a few other flooring companies, and MotorCity Floors was by far the best mix of quality and price. Highly recommend their services!

Jan Malaniak

My basement floor was the second project MCFC did for me, after I was very pleased with their work on my garage floor last fall. They applied both a moisture barrier and the polyurea flake floor, and had to do it in two stages because of what I had in storage. Other than a minor issue with a piece of equipment on the second day, the job went very smoothly, from the estimate, to the office staff, to the two great crews who did the work. I highly recommend MCFC.

FAQ

Find answers to your technical questions about polyurea-polyaspartic basement floor coatings.

How big do basement floor coating jobs in Ann Arbor run?

Ann Arbor basement jobs have ranged from 208 to 505 square feet so far. Our crew scopes each project to the specific area our clients want coated.

Why does the surface prep differ from one Ann Arbor basement to the next?

Mason Avenue needed a full-slab grind to remove old ceramic tile and adhesive. Cambridge Road needed that same grind, but for old carpet glue instead. Edgewood Dr needed only a crack repair and light paint removal.

Why does one basement get a moisture additive and another doesn't?

Edgewood Dr’s slab came in at 4.5 percent. Our crew mixed in a moisture additive before coating. Other Ann Arbor basements have come in dry and skipped that step.

Why does the flake blend change from basement to basement?

Our clients choose their own flake blend and color. Ash, Tidal Wave, Domino, and Cabin Fever have all gone down in local basements.

The MotorCity Advantage

MotorCity Floors and Coatings installs polyurea-polyaspartic coating systems on basements, pool decks, walkways, and porches throughout Southeast Michigan. These dual-coating systems resist moisture and chemicals, cure faster than epoxy, and hold their color for years. We back every installation with a warranty.

Each project includes diamond grinding preparation and crack or stain repair where the concrete needs it, so the coating bonds correctly across the full surface. When rust staining has eaten into a slab — as our crew found at the Railroad Street property in Ann Arbor — we treat it with mender compound before any coating goes down. Every repair is addressed at the source, not just covered over.
