What We Actually Found in Troy

Lyster Lane — 334 Sq Ft of Failed Self-Applied Epoxy
At Lyster Lane, the existing coating was a self-applied epoxy job that had already failed by the time our crew arrived. Residue from the old epoxy remained across the surface, mixed with oil stains and general surface staining. Two cracks crossed the slab, and the vehicle parking zone showed heavier pitting than the rest of the floor. A raised platform along the back wall was also in scope, face and surface both. Because coating over a failed surface only bonds to the old material — not to the concrete underneath — our crew diamond-ground the full 334 square feet to remove the residue and clear the oil staining and contamination. Mender compound went into each crack to bring the repairs flush, and the heavier pitting in the parking zone got a broader treatment: MR-50 primer worked into the concrete from within rather than sitting on top of it. Once cured, the crew applied an MC-3.5 polyurea base coat by roller across all 334 square feet, cutting in along the platform base and up its face by hand, and broadcast Pecan flake continuously from the floor up the platform. A polyaspartic topcoat with traction additive finished the job.
Trillium Drive — 695 Sq Ft, Failed DIY Epoxy Kit
At Trillium Drive, the failure was a store-bought DIY epoxy kit covering 695 square feet. It had lost adhesion across much of the slab — peeling and worn in multiple spots — with oil staining and surface staining visible beneath and around the failing coating. Minor cracks and pitting ran across the floor, a heavily rusted drain cover sat in one corner, and two concrete steps, a landing, and a 15-linear-foot vertical lip were all part of the job. Our crew diamond-ground the full 695 square feet to strip the failed kit and open the concrete beneath, then worked mender compound into each crack and made targeted repairs to the pitted areas. The steps, landing, and lip were hand-abraded — grinding equipment can’t reach nosings and edges the way hand prep can. The crew then applied an MC-3.8 polyurea base coat across the full prepared slab, cutting in by hand on both steps, the landing, and the vertical lip, and broadcast Pebble Beach flake continuously across every surface in scope. A polyaspartic topcoat with 36-grit traction additive finished the floor, steps, landing, and lip as one continuous system.
Both jobs started as a homeowner’s own weekend project — and both ended with a full removal bill neither homeowner planned for when the epoxy kit first went down.
